Staging has become a "must-do" for anyone selling residential real estate today. Professionals know that on average, a homebuyer spends less than five minutes looking over a house. Therefore, it is essential to make a good first impression. One of the best ways to do this is to clear out personal clutter so that the prospective buyer can focus on the most attractive features of the house. Then, they can imagine their family and their furnishings in the space. They can mentally "move in" while they tour the property.

More reasons to stage a home
- Staged homes sell faster. In a study done in 2000 by Joy Valentine, a broker with Coldwell Banker in Los Altos, California, staged homes were on the market for an average of 13.9 days versus 30.9 days for homes that were not staged. (See Valentine Study "In the News")
- Staged homes are more likely to sell for greater than the asking price. In the same Valentine study, staged homes sold for an average of 6.3% over the asking price versus an increase of only 1.6 % over the asking price for unstaged homes.
- Staged homes, in a down market, stand out from the rest. In a 2008 study by the Real Estate Staging Association, both vacant and occupied house that were staged, spent 85% less time on the market.
- Staged homes are more attractive in MLS photos and virtual tours. New construction that is furnished will look much better in photos than pictures of empty rooms.
- Staging requires a small expense relative to the potential return.
- Staged homes look confident and well-maintained.
- Buyers' agents prefer to show their clients houses that are professionally prepared for sale and in "move-in condition".
